5 Tips To Save You Money and Aggravation

Set the right list price:
If your price is too high, you'll just waste precious time and your home will become stale on the market.  If your price is too low, it will sell quickly, but you'll obviously lose money.  If you haven't already done so, call in a few Realtors ( don't forget to call me!) and ask to have a Comparative Market Analysis (CMA) done on your home.  Confirm ahead of time that there's no cost or obligation even if you're going to try it on your own.
                                                            




Don't Let the Buyer Save the Commission!
We've seen FSBO's sell a $350,000 home for $325,000 only to realize
that they did all the work of the Realtor and the buyer reaped all the savings.
Sell your home for what it's worth, and YOU save the fee!  Be aware that
the main incentive a buyer has to look at a "FSBO", however, is to save
the commission and/or buy it for less than fair market value!


Know Who You Are Letting Into Your Home
Ascertain by whatever means you can that potential buyers are legitimate and qualified to buy at your price.


Get It In Writing!   
It's not that you can't trust people. 
Sincere would-be buyers inadvertently build up your hopes
or string you along (because most important details have 
not been discussed) while you lose the opportunity to sell
to "real" buyers.  One of the cardinal rules of real estate:
Talk is talk -- get it in writing!  Make sure you have your
attorney review all your paperwork.

Keep An Eye On The Market
Give it your best shot (signs, ads, open house, flyers, etc),
and you could end up with the right buyer and save some
money.  But don't wait until rates have gone up or until all
the good buyers have purchased something else before
seeking professional help.  If, after your best attempt, you
